EstateX

Professional Investors

Institutional-grade access to tokenized real estate, offered under Regulation S.

EstateX provides curated cross-border real estate exposure to qualified investors outside the United States. Our deal flow, structures, and liquidity rails are built for the way professional capital actually allocates.

Eligibility

Built for qualified non-U.S. capital.

Investment access on EstateX is offered as an offshore transaction under Regulation S of the U.S. Securities Act of 1933. We do not accept subscriptions from U.S. persons (as defined under Regulation S) or onboard investors located in the United States or its territories.

Non-U.S. person status

You confirm you are not a “U.S. person” as defined under Regulation S, are not located in the United States or its territories, and the subscription is made in an offshore transaction.

Professional or qualified status

You qualify as a professional or sophisticated investor in your home jurisdiction — for example, a “professional client” under MiFID II in the EU, or an equivalent classification elsewhere.

KYC and AML readiness

You can complete identity verification and source-of-funds documentation, and pass sanctions and politically-exposed-person screening.

Informed risk acceptance

You have reviewed our Risk Disclosure and accept the risks inherent in tokenized real estate and crypto-asset participation.

What we offer

Engineered for the way professionals allocate.

Curated deal flow

Pre-vetted tokenized real estate opportunities in global hotspots — sourced through 30 years of operator and institutional relationships, structured for cross-border participation.

White-glove guidance

Direct access to a senior team for portfolio fit, allocation sizing, and ongoing reporting. Not a self-serve gating wall.

Compliant onboarding

Full KYC, AML, CTF, and sanctions screening through accredited third-party providers. Documentation completed once and reused across allocations. The platform-related crypto-asset is classified as an "Other Crypto-Asset" under MiCA — regulatory rationale shared up front so internal compliance reviews can complete before allocation.

Structured liquidity

Secondary access to tokenized property interests via PropXchange, subject to applicable transfer restrictions and the platform’s compliance framework.

Onboarding

A four-step path to allocation.

  1. Step 01

    Confirm eligibility

You confirm non-U.S. person status under Regulation S and professional or qualified investor classification in your home jurisdiction.

  2. Step 02

    Identity and source-of-funds

KYC, AML, CTF, and sanctions checks handled through our accredited compliance partners.

  3. Step 03

    Investor profile

Discuss allocation objectives, risk tolerance, and reporting needs with the EstateX team.

  4. Step 04

    Review and subscribe

Review individual opportunities and subscribe to tokenized property interests in line with your mandate.
